BCRE Market Analysis: Counts in this story come from the active-listing snapshot maintained for BCRE’s Oregon ADU Guide on August 31, 2026. They are a point-in-time search result, not a count of every permitted ADU.
The statewide snapshot identified 608 active Oregon listings using the ADU keyword. Multnomah County accounted for 212, Clackamas County for 95, and Washington County for 62. Together, those metro counties made up the clearest concentration in the guide’s search.
The Keyword Is A Starting Point
An MLS reference to an ADU does not prove that the unit is permitted, independently metered, eligible for a particular rental use, or valued the way a buyer expects. Listing language can describe a detached cottage, basement apartment, converted garage, or flexible guest space.
That is why the most important work begins after a promising listing appears. Buyers should review permit history, utility configuration, access, parking, current tenancy, and any local restrictions that affect the intended use.
How To Read The Metro Pattern
Multnomah’s larger count reflects the depth of Portland-area housing and the broad use of ADU language in listings. Clackamas and Washington counties form the next ring, where larger lots and suburban housing patterns can create different configurations.
